When you register your property with Perfect Housing, we create a comprehensive promotion package, including photographs, price indication and detailed description, that we use to market your property. Remember, there are no registration costs and we work only on a no-cure, no-pay basis. Once your property is in our system, we will ensure that it receives maximum exposure among our client base.
We offer flexible and convenient viewing times, including evenings and weekends when necessary. We work when it is convenient for our clients and owners, providing maximum viewing opportunities for our owners' properties. We can minimise your involvement in this stage by managing your property's keys, if desired. Market updates and feedback following client viewings is available on request.
We screen all our clients to find a potential match for a property, including family situation, rental timeframe and monthly rental price. Once we have identified a possible tenant, we present the owner with the option, and the owner can choose whether to enter into negotiations or not. As an owner, you always have the final say on who rents your property.
We facilitate negotiations between a potential tenant and the owner. Owners maintain responsibility for the agreements entered into. Once an agreement has been made, we draw up a detailed and clear rental contract that both parties are required to sign, and ensure that initial rent and deposit payments are received before a tenant is able to move in. Ongoing rent collection can be administered through Perfect Housing's property management services offered in cooperation with a partner.
We accompany the tenant to the property to conduct an official check-in. During the check-in we fully inspect the condition of the property and verify that the property contents match the inventory list (provided by the owner) and meter readings are recorded. Tenants are required to sign off an inspection report once the check-in has been concluded.
In cooperation with a partner, we offer comprehensive property management services to ensure 24 hours a day care for your property and your tenant. Their management services makes property rental effortless for owners and can significantly improve tenant satisfaction.
We officially check the tenant out of the property at the end of the rental period. At check-out, we conduct a comprehensive inventory review and evaluate the condition of the property. We provide the owner with a detailed report of any missing inventory and damages, and will help administer the deposit and settle disputes.
If you decide to continue renting your property, Perfect Housing will begin the search for a new suitable tenant. You do not have contact us, Perfect Housing will get in touch to find out your future plans just about two months before the end of the lease.
